1. The Service

SkipCommission is a software platform operated by 3WB Holdings, LLC. We provide AI-powered tools to help homeowners create listings, price their property, schedule showings, and manage offers — without a listing agent. We are not a real estate broker, mortgage lender, escrow company, or legal service provider.

2. Not a Licensed Broker

SkipCommission does not represent you in any real estate transaction. We do not provide legal advice, negotiate on your behalf, or hold any real estate license. All content generated by our AI tools is for informational purposes only. You are responsible for all decisions related to the sale of your property. We strongly recommend consulting a licensed real estate attorney for contract review and closing.

3. Payment

Access to the platform requires a one-time software fee paid via Stripe. We offer a full refund within 7 days of purchase — no questions asked. After 7 days, fees are non-refundable once your listing is activated and AI-generated content has been delivered. Add-on services (video tours, social posting, etc.) are charged separately at the rates displayed at checkout.

4. Your Responsibilities

• You must own or have authority to sell the property you list
• All information you provide must be accurate and not misleading
• You are solely responsible for disclosures required by your state
• You are solely responsible for the legal validity of any purchase agreement
• You may not use the platform for fraudulent, illegal, or deceptive purposes

5. Listing Content

By uploading photos and property information, you grant 3WB Holdings, LLC a non-exclusive license to display that content on the platform and in marketing materials for your listing. You retain ownership of all content you upload.

6. AI-Generated Content

Listing descriptions, pricing analysis, and other AI-generated content are produced by automated systems and are provided as-is. We make no guarantees about accuracy, completeness, or fitness for any particular purpose. Review all AI-generated content before publishing.

7. Limitation of Liability

To the maximum extent permitted by law, 3WB Holdings, LLC is not liable for any damages arising from your use of the platform, including lost sale proceeds, failed transactions, or disputes with buyers. Our total liability is limited to the software fee you paid.

8. Termination

We reserve the right to suspend or terminate accounts that violate these terms, engage in fraudulent activity, or post listings for properties you do not own.

9. Governing Law

These terms are governed by the laws of the State of Florida. Any disputes shall be resolved in St. Johns County, Florida.
